Transparency First

How Does a Mortgage Broker Work in Australia?

Many first-time clients aren't entirely sure what a mortgage broker actually does, or how we're paid - so it's worth explaining clearly.

Mortgage brokers in Australia act as the middle step between you and the lender. Rather than researching every bank yourself, we compare mortgage and finance options across our panel of lenders, matching you to the loan that suits your situation - whether that's a straightforward property purchase, an investment property, or a refinance.

Every step of the process, from your first chat through to settlement and beyond, is designed to be transparent about what's happening and why.

How does a Mortgage Broker get paid? Lenders pay brokers an upfront commission when a loan settles, and an ongoing trail commission for as long as the loan remains active. This is standard across the financial services industry in Australia. It doesn't cost you anything directly, and it doesn't change the interest rate or terms you receive. We're also legally required to act in your best interests when recommending a loan.

Loan Options Explained

Understanding Your Home Loan Options

Not every loan is the same, and part of our job is helping you understand which type suits your situation.

01

Fixed vs Variable Rate Loans

A fixed rate loan locks in your interest rate for a set period, while a variable rate loan moves with the market - each comes with its own trade-offs in flexibility versus certainty. We help you understand which is right for your situation.

02

Lenders Mortgage Insurance (LMI)

If your deposit is under 20%, most lenders require mortgage insurance, which protects the lender rather than you - though there are ways to reduce or avoid this depending on your situation. Eligible first home buyers may qualify for the First Home Guarantee (5% deposit, no LMI).

03

Interest Rates

The rate you're offered depends on your deposit, credit history, and the specific lender's current pricing - which is exactly why comparing across a panel of lenders, rather than a single bank, tends to produce a better outcome.

Whichever combination applies to your property purchase, we walk you through the options in plain English before you commit to anything.
